ANCHOR VILLAGE TOWNHOMES & VILLAS HOA

44 homes on Anchor Drive are part of the Anchor Village HOA:

  • They are #6, 8, 10, 12, 14, 16, 18, 20, 22, 24, 26-29, 31, 33, 35, 37, 39, 43, 45, 47, 50, 52, 54, 56-61, 74, 76, 78, 80, 82, 90, 92, 94, 98, 100, 102, 105 and 107.

  • All are also part of South Harbour Estates HOA

Services and Dues

As of January 1, 2026, dues are $1,350 a quarter (due January 1, April 1, July 1, and October 1) and cover:

  • Lawn service (mower and sprinkler system maintenance)

  • Community pool maintenance

  • Exterior pest control

  • Exterior painting (community-wide)

  • Master insurance policy (see below)

Interior Coverage (Owner Responsibility):

Homeowners must carry an HO6 insurance policy, which covers everything from the drywall inside. This includes:

  • Personal property

  • Appliances

  • Cabinetry and countertops

  • Sinks, plumbing fixtures

  • Flooring

  • All interior finishes

​

Master Policy (HOA Responsibility):

The HOA maintains a master insurance policy covering:

  • Rebuilding of the structure up to the drywall in the event of a covered disaster (e.g., hurricane or fire)

  • Roof replacement, but only in disaster scenarios

​

Stucco / Exterior Maintenance

  • The Master Policy covers stucco damage only in disaster-related reconstruction.

  • Routine stucco repair (e.g., cracks, chips) is the homeowner’s responsibility.

  • Before any exterior community-wide painting, owners must repair their unit’s stucco as needed.

​

Management and Payments

  • Anchor Village is now self-managed, with Citron CAM Services providing bookkeeping and financial support. Owners now submit payments directly to the HOA.

  • We no longer use Omega/Artemis Lifestyles, their coupon books, or online payment portal.

​

Late Fees and Returned Checks

  • Dues are late after the 15th of the month in which they are due.

  • Payments made on or after the 16th will incur a $25 late fee and 18% annual interest. 

  • The HOA charges a $35 fee for checks returned for insufficient funds, in addition to any bank fees.

Property Maintenance

Residents are responsible for maintaining their property neatly and cleanly, comparable to other properties in the neighborhood. 

  • The HOA provides lawn service:

    • Grass is mowed and edged every week from May through October and every other week from November through April.

    • Grass is sprayed every other month.

    • Sprinklers automatically run two days a week (three days a week during the summer).

    • Please contact us as soon as you notice any problems.

  • The HOA annually trims trees originally planted by the developer. Owners are responsible for any other trees.

  • Driveways and sidewalks should be pressure-washed as needed. (The HOA is responsible for sidewalks in the common areas.)

  • The HOA is responsible for painting the exteriors of all units and completed this in November-December 2022.

    • We have a limited amount of paint available if you need to do a small touch-up.

    • If you need to paint a larger area, you can get more at Sherwin-Williams:

      • Blue: SW 9055 Billowy Breeze

      • White Trim

    • This map shows what color each building is.

  • Owners are generally responsible for their own roofs and exterior stucco, repairing/replacing them as needed due to normal wear and tear. In the event there is damage that may be covered by the master insurance policy, the HOA may file an insurance claim.

    • We replaced all roofs in February 2022, and most of the cost was covered by insurance funds from hail damage sustained in March 2019. 

  • Hurricane shutters are strongly encouraged when needed, and should be removed as soon as possible after the weather clears.

Pets

All pet owners MUST pick up after their pets. This is essential regardless of whether your pet is in the common areas, which are shared by all residents, or in your yard, where children may be playing, others may be working on the landscape, pest control, etc.

  • Take your pet’s waste back to your trash can—do not leave it in a neighbor’s can.

  • Pets must also be on a leash when outside of your property.

  • Each unit may have a maximum of two pets, each weighing 50 pounds or less when full-grown.

Rental Properties

Entire townhome units only may be leased, and each lease must be for a minimum term of one (1) year. Occupancy is limited to the lessee and their family, staff, and guests. Before any tenant moves in, the owner must submit the lease to the HOA for review, along with a completed Rental Application. Fire Pits

In the city of Indian Harbour Beach, fire pits are not allowed. Since the city does not have its own specific requirements regarding open burning, it follows state regulations. Note that these requirements are regarding open burning (where embers may quickly drift towards buildings or trees), but enclosed fires (like BBQ grills or small propane fires) are allowed.

Feeding Squirrels and Other Wildlife

There have been several reports of damage, such as chewed cable TV wires and nests in car engines. As a community, we can all help reduce/eliminate these pests.

  • Please do not feed any of the wildlife, including squirrels, birds, or feral cats.

  • Do not leave any pet food outside overnight.

  • Also, please check your yard and remove any debris that could be used as a home or hiding place.

  • Check the exterior of your house to identify any entry points, however small, and close them off. A professional exterminator could help identify them and help you solve any existing problems.

Estoppels

The following estoppel fees apply:

  • Standard Estoppel (10-day turnaround): $299

  • Expedited Estoppel (3-day turnaround): $119 additional fee

  • If delinquent amounts are owed, add $179 to the standard or expedited fee

Estoppel certificates will be provided within the statutory timeframe. Please include the property address, the owner's name, and the requester’s contact information in your email request.

​

Approvals for Exterior Improvements and Changes

Exterior improvements and changes require HOA approval before materials are purchased and before any work begins. Examples include replacing windows or doors, adding hurricane shutters, enclosing patios, adding pavers or gutters, updating a fence, or changing landscaping.

Windows and Sliding Glass Doors
Exterior window and sliding glass door frames may be bronze or white. The exterior frame color must be consistent throughout the unit, and sliding glass door frames must match the window frames for that unit.

​

Other Exterior Color Standards
Garage doors and front entry doors must be white.
Gutters must be white.

Board meetings are typically the third Wednesday of each month at 6:30 p.m. at the Anchor Village Community Pool.  The meetings are open to all Anchor Village owners and residents.
